A foundation settles when the soil beneath it stops supporting the structure evenly, and one section of the house sinks lower than the rest. This isn’t the same as normal settling, which happens slowly over the first year or two after construction as soil compacts under new weight. Problem settlement continues for years, worsens with the seasons, and shows up as cracks, sticking doors, and uneven floors that a level will confirm are off by an inch or more over a 10-foot span.
What’s Actually Happening Underground
Most settlement problems trace back to soil moisture. Clay soils, common across much of the Midwest and South, expand when wet and shrink when dry, sometimes by 10% or more in volume. That constant swelling and shrinking creates voids under the footing, and the foundation drops into them a little at a time. Sandy or loosely compacted fill soil causes a different problem: it simply can’t bear the load, so it compresses under the weight of the structure and keeps compressing.
Poor drainage makes both problems worse. Gutters that dump water right next to the foundation, downspouts without extensions, and grading that slopes toward the house instead of away from it all funnel water into the soil right where you don’t want it. A grade that slopes even slightly toward the foundation, less than the recommended 6 inches of drop over the first 10 feet, can saturate soil enough to cause differential settlement within a few years.
Other causes include:
- Tree roots pulling moisture from soil on one side of the house, causing uneven shrinkage
- Plumbing leaks under a slab that erode soil or create voids over months without anyone noticing
- Improperly compacted fill dirt left by the original builder, common in homes built quickly during high-demand periods
- Drought conditions that dry out expansive clay far below the frost line, well past where a homeowner’s watering habits reach
Signs That Point to Settlement, Not Cosmetic Cracking
Hairline cracks in drywall are common and usually harmless. Settlement cracks look different. Diagonal cracks running from the corners of doors and windows, especially wider than 1/4 inch, suggest the frame around them is shifting. Cracks in a poured concrete foundation wall wider than 1/8 inch, or any crack where one side is higher than the other (a “stair-step” pattern in block foundations), point to movement rather than curing shrinkage.
Inside the house, watch for doors that used to close fine and now stick or swing open on their own, gaps between the wall and ceiling molding, and floors that visibly dip when you set a marble on them and it rolls to one spot. Outside, a chimney pulling away from the exterior wall by more than an inch is a serious sign that one corner of the house has settled independently of the rest.
How a Contractor Diagnoses the Cause
A qualified foundation contractor doesn’t start with repair, they start with measurement. Using a laser level or a manometer (a water-filled tube system), they map the elevation of the foundation at multiple points, usually every 6 to 10 feet along the perimeter and at interior load points. This creates an elevation map showing exactly where the foundation has dropped and by how much.
Soil testing sometimes follows, particularly if the contractor suspects expansive clay or a drainage source. A geotechnical engineer may take soil borings to depths of 15 to 20 feet to identify soil type, moisture content, and load-bearing capacity. This step matters because it determines which repair method will actually hold, not just patch the symptom.
Repair Methods That Address the Cause
The right fix depends on soil type, the extent of settlement, and whether the foundation is a slab, crawl space, or basement.
- Push piers (steel resistance piers): Steel tubes are hydraulically driven through unstable soil down to load-bearing strata, sometimes 20 to 40 feet deep. The foundation is then lifted and secured to the piers with brackets. This method works well where the soil near the surface is unreliable but stable soil exists deeper down. Cost typically runs $1,200 to $2,500 per pier, and a typical residential job uses 8 to 14 piers.
- Helical piers: Similar to push piers but installed by screwing a helix-shaped steel shaft into the ground, which works better for lighter structures or areas with limited access for heavy equipment.
- Slabjacking or polyurethane foam injection: Used for sunken concrete slabs, sidewalks, and garage floors. A contractor drills small holes (about 5/8 inch) and injects expanding foam or a cement slurry underneath to lift the slab back to grade. This is faster and less invasive than piering but isn’t appropriate for foundations bearing heavy structural loads without deeper support.
- Soil stabilization and drainage correction: In cases where drainage is the root cause, extending downspouts 6 to 10 feet from the foundation, regrading the yard, and installing a French drain along the problem side can stop further movement without any structural lifting at all.
Most repairs come with a warranty, often transferable to future homeowners, which matters at resale since a documented, warrantied repair reassures buyers far more than an unaddressed crack.
Preventing the Next Round of Settlement
Even after a repair, the soil conditions that caused the problem don’t disappear on their own. Maintaining consistent soil moisture around the foundation matters more than most homeowners realize. In regions with expansive clay, a soaker hose run along the foundation during drought periods can keep the clay from shrinking away from the footing. Keeping large trees at least 15 to 20 feet from the foundation prevents root systems from drawing moisture unevenly from the soil beneath the slab.
Gutters should be cleaned twice a year and downspouts checked after every major storm to confirm water is actually being carried away from the house rather than pooling at the base. These are inexpensive habits compared to the cost of another round of piering.
